JUNIQO Invest Acquires Another Property in the Berlin Metropolitan Area

JUNIQO Invest Acquires Another Property in the Berlin Metropolitan Area
Founder Nino Nowack acquires 33 apartments in Oranienburg
Berlin-based investment and asset manager JUNIQO Invest, led by its founder Nino Nowack, has acquired a residential complex in the Brandenburg town of Oranienburg. With this transaction and the acquisition of a residential complex in Potsdam in February 2026, JUNIQO aims to increase its risk diversification in light of Berlin’s political environment.
The recently acquired residential property is located at Kanalstraße 21–26, directly adjacent to the palace park and orangery in Oranienburg. The complex comprises 33 apartments with a total residential floor area of 2,543 square metres, as well as 29 underground parking spaces. The building was constructed in 1998 and is in good technical condition and well maintained. The floor plans are functional, and the building features spacious balconies, loggias and roof terraces.
The residential building is almost fully let, with only a low vacancy rate currently attributable to tenant turnover. Total annual net rental income, excluding operating costs, amounts to approximately EUR 242,000. The purchase price was approximately EUR 4.1 million. The seller is a community of heirs.
Oranienburg is located in the idyllic Oberhavel district, just a few kilometres from Berlin’s northern city limits. The town, known for its famous Oranienburg Palace, particularly benefits from its location in the green surroundings of Berlin and its S-Bahn connection to the capital. Oranienburg, the administrative centre of the district, is in high demand, as reflected in its population growth. Since 1990, the population has increased from approximately 28,700 to around 50,000 today.
“With the acquisition of the residential complex in Oranienburg, we are primarily strengthening our risk diversification within the portfolio in terms of location, political risks and potential construction costs. Berlin’s investment-unfriendly policies, particularly since the last election, have further reinforced our focus on the surrounding region. For this reason, we adjusted our investment strategy some time ago and are deliberately increasing our acquisitions of existing residential properties in good condition outside Berlin’s city limits,” explains Nino Nowack, founder and Managing Director of JUNIQO Invest.
Since the beginning of 2026, JUNIQO Invest has already acquired six residential properties. Four of these buildings are located outside Berlin, in the surrounding region.
The acquisition underscores the company’s strategic focus on increasingly investing in existing properties with manageable refurbishment requirements and stable long-term returns.

JUNIQO Invest Sets the Course for Further Growth
Portfolio streamlining enables acquisitions in the core Berlin market
Berlin-based investment and asset manager JUNIQO Invest is continuing the strategic streamlining of its real estate portfolio. As part of several transactions, the company has sold properties in Altenburg, Berlin and Bavaria in recent months. In total, around 100 residential units were sold for more than EUR 10 million.
The properties sold include a prefabricated concrete apartment block in Altenburg, a period building in need of refurbishment in Berlin’s Friedrichshain district, as well as two smaller multi-family properties from the 1960s in Wunsiedel, Bavaria. All sales were completed at a profit.
The disposals form part of JUNIQO Invest’s long-term portfolio strategy. Due to the respective condition of the buildings, the decision was taken to sell the properties and to deploy the released capital in a targeted manner for the acquisition of new residential properties in better technical condition in the core Berlin market.
“With these sales, we are creating the basis for developing our portfolio in an even more focused and efficient manner,” says Nino Nowack, founder and Managing Director of JUNIQO Invest. “Instead of investing significant resources in complex refurbishment measures in a politically increasingly uncertain environment, we are using the released capital for properties with a significantly better building condition. This enables us to reduce our construction cost risk, relieve our team and implement more projects simultaneously overall.”
From JUNIQO Invest’s perspective, demand for high-quality existing residential properties in Berlin remains attractive. Against this background, the company is increasingly focusing on the acquisition of properties with manageable optimisation requirements and stable long-term development prospects.
In the course of the ongoing portfolio streamlining, JUNIQO Invest also plans to sell all remaining 70 units at the Wunsiedel location in Bavaria by the end of the year. The aim is to further focus the real estate portfolio and to align capital allocation consistently with the strategic core markets.
The current sales underline the company’s active asset management strategy. Through the continuous optimisation of its existing portfolio, JUNIQO Invest is creating the conditions for further growth and additional investments in attractive residential real estate locations.

Press release:
JUNIQO Invest acquires two apartment buildings in Berlin
Targeted portfolio expansion through acquisitions in Pankow and Köpenick
Berlin-based investment and asset manager JUNIQO Invest has acquired two subdivided apartment buildings in the eastern Berlin districts of Pankow and Köpenick. With these transactions, the company is continuing its strategy of selectively investing in well-located existing properties that have been technically refurbished.
The two properties comprise a total of 21 residential units with a combined living area of around 1,218 square meters. The annual net cold rent amounts to approximately EUR 150,000. The purchase price is EUR 3.25 million. Both properties are in a refurbished and in good technical condition. In each case, the seller is a private individual.
The property in Berlin-Köpenick also offers further development potential. A possible conversion of the attic could create additional living space and further increase the attractiveness of the property.
The locations of Pankow and Köpenick are among the highly sought-after residential areas in eastern Berlin. While Pankow is particularly appealing due to its established infrastructure, urban quality of life, and proximity to the city center, Köpenick is distinguished by its natural surroundings, its proximity to lakes and rivers, and a growing demand for housing.
“With the acquisition of the two apartment buildings in Pankow and Köpenick, we are consistently continuing our growth course and strengthening our presence in Berlin’s eastern districts,” says Nino Nowack, founder and managing director of JUNIQO Invest. “Both properties are an excellent fit for our acquisition profile: good micro-locations, a solid technical condition, and, in the case of Köpenick, additional development potential. Especially in a challenging market environment, we see selectively attractive opportunities to make acquisitions now and complement our portfolio with above-average properties.”
Since the beginning of 2026, JUNIQO Invest has thus already acquired three apartment buildings or residential complexes and is continuing to expand its portfolio in a targeted manner.
The acquisition underlines the company’s strategic focus on increasingly investing in existing properties with manageable optimization needs and long-term stable returns

JUNIQO Invest Acquires Residential Complex in Potsdam-Babelsberg
Press release:
JUNIQO Invest Acquires Residential Complex in Potsdam-Babelsberg
Company completes first acquisition in the state capital of Brandenburg
The Berlin-based investment and asset manager JUNIQO Invest has acquired a fully let residential complex in the Babelsberg district of Potsdam, thereby completing its first acquisition in the state capital of Brandenburg. The property comprises three residential buildings with an underground parking garage, situated on a spacious plot of more than 5,000 square meters.
The ensemble includes a total of 36 apartments with approximately 2,500 square meters of living space, as well as 39 parking spaces. Annual net cold rent amounts to roughly €300,000. The purchase price is just under €7,000,000.
Constructed in 1997, the buildings feature compact and functional floor plans. The one- to four-room apartments offer balconies and, in some cases, generously sized rooftop terraces, further enhancing the appeal of the residential ensemble. The property is in good technical condition and is fully let.
The Potsdam-Babelsberg location is regarded as one of the most sought-after residential areas in the city. The district is characterized by its proximity to the Filmstudios Babelsberg, the Griebnitzsee campus of the University of Potsdam, and the internationally renowned Hasso Plattner Institute. At the same time, Babelsberg offers well-established infrastructure, excellent connections to Berlin, and a high quality of life with ample leisure and recreational opportunities.
“With the acquisition in Potsdam-Babelsberg, we are investing in the state capital of Brandenburg for the first time and, given its proximity to Berlin, are further expanding our portfolio,” says Nino Nowack, founder and Managing Director of JUNIQO Invest. “As a state capital, center of science, and cultural hub, Potsdam is of great importance and has demonstrated very strong demand for residential space for years. Babelsberg also stands out for its unique blend of urban living, science, culture, and proximity to nature.”
Potsdam is one of the most dynamic cities in the Berlin-Brandenburg metropolitan region. The city benefits from steady population growth, a strong economic and scientific landscape, and its international cultural prominence. These factors ensure sustained high demand in the residential market and make Potsdam an outstanding investment location.
The acquisition follows JUNIQO’s new investment strategy of also targeting existing properties requiring only limited modernization.

JUNIQO Invest plans real estate acquisitions worth 30 million euros
Press release:
JUNIQO Invest plans real estate acquisitions worth 30 million euros
Focus on contiguous residential portfolios in Berlin and Eastern Germany
The Berlin-based investment and asset manager JUNIQO Invest plans to acquire residential property portfolios with a total volume of up to 30 million euros within the next six months. With this, the company is consistently continuing its growth course in the residential real estate sector.
The focus is particularly on contiguous residential complexes in good technical condition in Berlin as well as in attractive cities and regions of Eastern Germany. In addition, divided residential portfolios are also being sought. Exclusivity agreements have already been secured for several planned acquisitions.
“We currently see a very interesting market environment that presents opportunities for investors with a clear strategy,” says Nino Nowack, founder and managing director of JUNIQO Invest. “Especially in Berlin and the growth regions of Eastern Germany, we can not only expand our portfolio quantitatively through targeted acquisitions but also sharpen it qualitatively. The exclusivity agreements we have already secured demonstrate that we were able to identify and secure attractive properties at an early stage. We want to use the coming months to further expand our market position through acquisitions and to create sustainable value for our investors and partners.”
The focus on Berlin and Eastern Germany follows a clear strategy: while Berlin is considered one of the most dynamic metropolises in Europe and continues to record high demand for housing, many Eastern German cities offer stable framework conditions, solid rental growth, and attractive return prospects. JUNIQO Invest sees particular potential in residential complexes that can achieve additional value appreciation through active asset management.
Parallel to the planned acquisitions, the company is consistently implementing its portfolio strategy. As part of targeted streamlining and focusing, around 150 apartments in Northern Bavaria as well as a development project in Bad Tölz are to be sold. The goal is to further align the portfolio with the core regions of Berlin and Eastern Germany and to release capital for new investments.
“With the planned disposal of non-strategic properties, we are sending a clear signal for our growth strategy,” adds Nowack. “We are focusing on markets in which we can leverage synergies in the long term, increase rental income, and create sustainable structures. The sales in Northern Bavaria and Bad Tölz allow us to invest even more specifically in our core markets.”
With this dual strategy of selective acquisitions and deliberate portfolio streamlining, JUNIQO Invest underlines its ambition to be an active and reliable partner in the German residential real estate market. The company leverages its experience in identifying value creation potential to offer attractive prospects to both investors and tenants.

Berlin-based transaction specialist and asset manager JUNIQO Invest has successfully sold its largest residential property outside of Berlin to date. Located in Hüfnermark, Bad Düben (district of Northern Saxony), the complex comprises 180 residential units with over 11,000 square meters of rentable space and 34 parking spaces. The property was sold for €10.9 million.
The residential complex was acquired in 2021 as part of a joint venture with a Bavarian partner. At the time of acquisition, around 30 units were vacant. In the years that followed, JUNIQO Invest implemented targeted structural and infrastructural improvements, resulting in full occupancy and a significant increase in rental income.
“This property exemplifies our approach to active asset management,” says Nino Nowack, founder and managing director of JUNIQO Invest. “By investing in residential quality, building structure, and leasing management, we were able to sustainably reduce the previously high vacancy rate. Alongside the substantial increase in earnings, we’re especially pleased with the high level of tenant satisfaction.”
Originally built in 1988, the property is in solid technical condition. In addition to achieving full occupancy, new lease agreements have been signed at significantly higher rental levels over recent years. The buyer is a private group of investors.
Bad Düben is located approximately 150 kilometers south of Berlin and about 30 kilometers north of Leipzig. As a spa town and regional hub between the metropolitan areas, it offers a solid infrastructure and growing housing demand.
With this sale, JUNIQO Invest reinforces its strategy of unlocking substantial value through targeted asset enhancements and selectively passing properties on to long-term investors.

JUNIQO Invest Invests 7 Million Euros in Its Own Residential Portfolio in Eschenbach/Bavaria
Transaction Specialist Develops Residential Complex to Low-Energy Efficiency Standard and Revitalizes Dilapidated “Problem Child” with 52 Units
Berlin-based transaction specialist and asset manager JUNIQO Invest GmbH has invested approximately 7 million euros in the comprehensive modernization of its own residential holdings in Eschenbach (Upper Palatinate) over the past years. The long-neglected complex on Stirnbergstraße was thoroughly refurbished and transformed into a modern residential quarter with 52 units across approximately 3,000 square meters of rental space.
Originally built in the early 1960s, the seven residential buildings on Stirnbergstraße had long been regarded as a problem property: outdated coal stoves, dilapidated heating systems, leaky windows, and a neglected outdoor area characterized the condition of the complex. In 2020, JUNIQO Invest, together with a Bavarian investor, acquired the entire site and, in close coordination with the city of Eschenbach, initiated an ambitious renovation project.
The renovation included an energy efficiency upgrade to the KfW Efficiency House 70 standard and a complete redesign of the floor plans into space-efficient one- to four-room apartments, with living areas ranging from 30 to 80 square meters. Large window fronts ensure ample daylight, and all units feature either balconies or direct access to gardens. New green spaces and parking areas for residents were also created behind the buildings.
“This project truly challenged us,” says Nino Nowack, Managing Director and Founder of JUNIQO Invest. “The COVID-19 pandemic, the war in Ukraine, and the resulting sharp increases in raw material prices continuously drove up the complexity and cost of the project. Nevertheless, we are proud to have transformed a dilapidated property into a showcase project. The close cooperation with the city of Eschenbach played a key role in this success. This project shows how positive outcomes can be achieved when working hand in hand with policymakers and the responsible authorities in a constructive and solution-oriented manner, even in times of crisis. Together, we decided against demolition and in favor of sustainable revitalization. This is a clear statement in support of sustainable development of existing properties.”
With the completion of the Stirnberg residential quarter, JUNIQO Invest reaffirms its strategy of investing purposefully in its own portfolio and continuously enhancing its value.
JUNIQO Invest was founded around five years ago and has experienced dynamic growth ever since. In addition to its home market of Berlin, JUNIQO is also active in Bavaria, Saxony-Anhalt, and Saxony. Since its founding, the transaction specialist has successfully notarized a total real estate transaction volume of approximately 400 million euros, both for its own portfolio and as a service provider for third parties.

Transaction Specialist Reports Most Successful Year Since Founding
Berlin-based transaction specialist and asset manager JUNIQO Invest GmbH sold residential real estate with a total volume of 30 million euros at a profit in 2024. The proceeds from these sales marked the most successful year in the company’s still young history.

The properties were in part extensively refurbished beforehand. Among the sold properties in Berlin were assets located on Clayallee, Fichtestraße, Winckelmannstraße, and Duisburger Straße.
“For 2025, our focus is once again on the acquisition of residential real estate. We currently see attractive investment opportunities. Selective acquisitions with a total investment volume of up to 25 million euros are planned. Negotiations with some sellers are already at an advanced stage,” explains Nino Nowack, Managing Director and Founder of JUNIQO Invest.

Transaction specialist sells property for 22.8 million euros in Berlin
The Berlin-based transaction specialist and asset manager JUNIQO Invest GmbH has sold residential properties in middle-class Berlin neighbourhoods at a profit. The proceeds from the sale will be used to purchase new properties.
A total of 57 residential units with an area of 4,300 square metres were sold in Berlin. The sales volume totalled 22.8 million euros. A further residential property was sold in Helmbrechts, Bavaria. Juniqo is planning further sales as part of the portfolio streamlining programme.
The sales proceeds realised were in some cases significantly higher than the purchase price calculations. Some properties have been extensively renovated by Juniqo in recent years to improve their energy efficiency, meaning that the sales prices were achievable despite the crisis situation.
‘We are currently utilising the market phase very actively to streamline our portfolio. Demand in our segment is positive and very favourable compared to the purchase prices and calculations. We are therefore selling individual properties at a profit. We also want to utilise the current opportunities on the market and further expand the portfolio. Because there is a window of opportunity that will not be open indefinitely,’ emphasises Nino Nowack, Managing Director and founder of JUNIQO Invest.
JUNIQO currently manages around 40 projects with over 1,100 residential and commercial units in its portfolio. The focus is particularly on residential property. However, commercial properties are also part of the portfolio. The total portfolio has a volume of over 140 million euros.
JUNIQO Invest was founded around 4 years ago and has grown dynamically since then. Based in Berlin, the company also invests in Bavaria, Saxony-Anhalt and Saxony in addition to its home market. Within its short company history, the team has successfully realised numerous acquisitions.
