JUNIQO invests more than 10 million euros in Berlin
Berlin transaction specialist acquires Wilhelminian-style property and listed residential estate
The Berlin-based transaction specialist and asset manager JUNIQO Invest GmbH recently acquired two properties in Berlin. The investment totalled over 10 million euros. The first is a Wilhelminian-style building in the Wilmersdorf district in a quiet side street off Kurfürstendamm. The other is a listed residential estate in Zehlendorf.
The Wilhelminian-style building, built in 1914, is located at Duisburger Strasse 13 near Olivaer Platz in Berlin-Wilmersdorf. The building has a total rental area of 2,230 square metres with 24 residential units. The façade is currently being renovated. Among other things, historical stucco elements are being reinstalled on the façade. The aim is to restore the characteristic Wilhelminian style. The property is already divided according to WEG. The purchase price for this property was 8.1 million euros.
The listed residential estate in Berlin-Zehlendorf dates back to 1920 and consists of seven individual houses. The 23 residential units with a total rental area of around 1,400 square metres are located on a 13,400 square metre plot. The purchase price was around 2.8 million euros. The plan is to refurbish the building in line with its listed status.
Nino Nowack, Managing Director and founder of JUNIQO Invest, emphasises: “As specialists for residential properties with special challenges, we see increasingly attractive opportunities on the current market and have therefore invested again. The banks’ hesitant approach to financing and the reluctance of institutional investors to invest have put us in a strong negotiating position when it comes to acquiring new properties. At least in Berlin, especially in prime inner-city and middle-class locations, we are seeing a stabilisation of prices.”
JUNIQO has grown dynamically since it was founded four years ago. The company currently manages around 40 projects with over 1,100 residential and commercial units in its portfolio, with a total value of over 140 million euros. In addition to its home market of Berlin, JUNIQO is also active in Bavaria, Saxony-Anhalt and Saxony. Within its short company history, the team has successfully realised numerous acquisitions.

JUNIQO creates new living space and carries out energy-efficient refurbishment in Berlin-Tiergarten
Press release:
JUNIQO creates new living space and carries out energy-efficient refurbishment in Berlin-Tiergarten
Berlin transaction specialist has modernised the energy efficiency of a Wilhelminian-style property
The young Berlin-based transaction specialist and asset manager JUNIQO Invest GmbH has extensively refurbished the Wilhelminian-style building “Am Bellevue” in Berlin-Tiergarten to make it more energy-efficient and created additional residential units in the building.
The residential property with its 19 units and around 1,670 square metres of living space and 100 square metres of commercial space is located at Paulstrasse 21a in the Tiergarten district of Berlin’s Mitte district. The building is surrounded by the Chancellery, the Reichstag and the Victory Column. Bellevue Palace is around 300 metres away. The 17 flats have between 56 and around 145 square metres. There are two commercial units on the ground floor. In addition to the existing flats, three new penthouse flats have been built.
The old Wilhelminian style building was built around 1900. JUNIQO carried out a core refurbishment of the entire building and brought it up to the KfW 70 energy efficiency house standard. Among other things, all the façades were insulated with mineral wool. In addition, stucco façade elements matching the Wilhelminian style were installed and the existing windows were replaced with historic-looking windows with energy-efficient triple glazing. Gas and stove heating systems were removed and the building was connected to the district heating network.
“We specialise in residential properties with structural challenges. The “Am Bellevue” property falls precisely into this category. We have lovingly and with great commitment transformed it back into a stately Wilhelminian-style old building, while at the same time carefully adapting it to the latest energy standards. It was also important for us to create new living space on the top floor. Berlin urgently needs new living space and there is still considerable potential for the city, especially in loft conversions,” explains Nino Nowack, Managing Director and founder of JUNIQO Invest.
The refurbishment measures also included modernisation. Balconies and a lift were added to the inner courtyard. All of the water pipes, heating and electrical lines were relaid. JUNIQO attached great importance to a stylish refurbishment in the spirit of the Wilhelminian style. Oak parquet flooring in a herringbone pattern was laid in the residential units and new moulded ceiling stucco in the style of the period was also installed. The doors were also replaced with old-style panelled doors with brass fittings. The staircase was also renovated and historical elements refurbished.
JUNIQO has grown dynamically since it was founded three years ago. The company currently has around 40 projects with over 1,100 residential and commercial units in its portfolio. The total value of all investments amounts to over 140 million euros. In addition to its home market of Berlin, JUNIQO is also active in Bavaria, Saxony-Anhalt and Saxony. JUNIQO Invest expands portfolio to 1,100 units
Berlin-based transaction specialist has 140 million euros in assets under management.
The young Berlin-based transaction specialist and asset manager JUNIQO Invest GmbH has grown strongly in the last two years since its foundation. The company now has 40 projects with around 1,100 residential and commercial units in its portfolio. The total value of all investments amounts to almost 140 million euros.
At the same time, JUNIQO is increasingly diversifying both regionally and sectorally through new business areas. In addition to numerous residential properties, the first commercial property was also acquired in November 2021. In spring 2022, the “New Construction and Property Development” segment was launched with the purchase of a new construction site in the Berlin area. The construction of 110 rental flats is planned here. In addition to the home market of Berlin, properties in Bavaria and Magdeburg, Halle and the greater Leipzig area have been added regionally in the meantime.
Within the young history of the company, the team has been able to realise numerous purchases. In the meantime, the first properties worth a total of 40 million euros have already been sold at a good profit.
“Residential properties with structural challenges are still our core competence. A look at the figures and the development of our company shows that we are on a very good growth path here. I am also pleased that we have now built up a team that has excellent expertise in the field of real estate development,” explains Nino Nowack, Managing Director and founder of JUNIQO Invest.
“We are currently looking at new acquisitions very selectively, as we are currently prioritising the development of our existing projects in light of rising interest rates and a changed market environment. In doing so, our focus remains on our core business, the creation of affordable housing in metropolitan regions and here in particular in my home city of Berlin.”
JUNIQO Invest specialises in the management and structuring of real estate transactions. For purchases, the focus is on residential and commercial properties as well as project developments with a volume of up to 50 million euros for the company’s own portfolio. Geographically, JUNIQO Invest concentrates on Berlin, Leipzig and other central locations in large and medium-sized German cities.

JUNIQO Invest achieves full occupancy in Bad Düben
Press release:
JUNIQO Invest achieves full occupancy in Bad Düben
Vacancy in Bad Düben near Leipzig completely eliminated after refurbishment
The young Berlin-based transaction specialist and asset manager JUNIQO Invest GmbH acquired a residential complex in Bad Düben near Leipzig with a higher vacancy rate about a year ago together with a Bavarian partner. After extensive refurbishment of empty flats, full occupancy has now been achieved.
The residential portfolio consists of a large residential complex with around 180 flats and is spread over four buildings in Hüfnermark Street (1a-f, 2a-d, 3a-d and 6a-d) with a rental area of around 11,000 square metres and 24 parking spaces. The flats were built in 1988 and have already been renovated and modernised in the past. The modernisations include the addition of balconies, thermal insulation of the facades, the installation of insulating glass windows and a redesign of the exterior surfaces. JUNIQO also carried out further renovations to the interior of the flats.
Overall, the vacancy rate at the time of acquisition by JUNIQO was almost 20 percent. Through further extensive modernisation of the unrented flats and efforts in lettings management, the occupancy rate, including two firm reservations for the last flats, has now been increased to 100 percent. After completion of the flat refurbishment, the last units are thus also let. Some flats had been vacant since 2012 and could now be returned to the housing market.
“We have specialised in residential properties with structural challenges. This includes extensive refurbishments and modernisations, as well as the reduction of vacancies in particular. All in all, we have invested in modern equipment and, above all, with our team, a great deal of work in the portfolio in Bad Düben. The result has now paid off with full occupancy and satisfied tenants,” explains Nino Nowack, Managing Director and founder of JUNIQO Invest.
Bad Düben is located south of the Dübener Heide about 30 kilometres north of Leipzig in the quadrangle between Halle and Wittenberg as well as Leipzig and Torgau. With a population of around 8,000, the town belongs to the district of North Saxony with the district capital Torgau. Northern Saxony has a population of around 200,000. Bad Düben has been a spa town since 1948, mainly because of its moor baths. The town is a former garrison town with two barracks, part of which is now used by the resident federal police. In addition to the resident rehabilitation clinic, the forest hospital and the Heide Spa as well as the other spa facilities, the globally active machine tool factory Profiroll is also economically important.
JUNIQO Invest specialises in the management and structuring of real estate transactions. For purchases, the focus is on residential and commercial properties as well as project developments with a volume of up to 50 million euros for the company’s own portfolio. Commercial property in Berlin-Lichtenberg successfully revitalised
Berlin-based investor and transaction specialist JUNIQO Invest GmbH reports long-term full occupancy following the expansion and repositioning of its first commercial property in Berlin-Lichtenberg.
The property was acquired by JUNIQO in November 2021 for its own portfolio. It is the first commercial property for the residential real estate specialist and has thus opened up a new business segment. Further investments, especially in Berlin commercial properties, are to follow.
Ten-year leases have now been signed with a marketing agency and an engineering firm for the completely revitalised office space. The units have been converted into lofts with raw concrete ceilings, polished screed floors and new air-conditioning technology.
In addition, the roof area is to be leased to a solar energy system operator at the beginning of 2023, so that the tenants will benefit from a significantly lower energy price compared to the basic energy supplier. In terms of sustainability, this measure will save around 48 tonnes of CO2 per year. Tenants’ energy costs will be reduced by about 30 %.
Completed in 1996, the six-storey building has around 3,900 square metres of rental space and 22 underground parking spaces.
The Berlin district of Lichtenberg is located east of the city centre and is part of the new metropolitan area “Berlin Eastside”. At 1,200 hectares, this area is the largest contiguous commercial area with fully developed plots, commercial and office space and logistics areas in Berlin.
“The repositioning of our first commercial property went ahead quickly and at the same time we were able to carry out the development according to the wishes of the future users together with two long-term tenants. Especially in economically turbulent times, we are noticing a significant increase in quality requirements and, in view of the energy cost increases, modern technical equipment with a low ancillary cost profile is particularly in demand,” explains Nino Nowack, Managing Director and founder of JUNIQO Invest.

Establishment of the “New Construction and Property Development” business segment
The Berlin investor and transaction specialist JUNIQO Invest GmbH starts in the business field of new building projects with a first land purchase. Together with a partner, a new building plot of over 6,600 square meters was acquired in the municipality of Wildau for the construction of 110 rental apartments.
Plans call for the construction of four two- to three-story residential buildings with a gross floor area of almost 7,000 square meters plus an underground garage with 114 parking spaces. The 110 rental apartments will offer a total of around 4,750 square meters of living space. Most of the planned apartments will be 1- to 2-room units. The site is located in Fontaneallee. Construction is scheduled to begin in February 2023.
“For the first time in our young company history, we are planning and developing a new construction project in multi-story residential construction. With this, we are opening up a new business segment in addition to portfolio renovation and development,” explains Nino Nowack, managing director and founder of JUNIQO Invest. “Wildau convinced us here as an attractive business and science location. The municipality scores with both an excellent infrastructure and very good transport connections in all directions. Our modern residential quarter offers demand-oriented and affordable living space in Berlin’s surrounding area,” Nowack continued.
The rapidly growing community of Wildau is located about four kilometers southeast of Berlin’s city limits and only 10 kilometers south of the capital’s BER airport. Optimal transport links are provided by the A10 and A113 highways. In addition, the Tesla Gigafactory is also only about 16 kilometers away. The city is best known for the Technical University of Wildau, the listed Schwartzkopff-Siedlung and the A10-Center shopping center, which is considered one of the largest retail locations in the Berlin area.

Investment specialist additionally launches first sale of two residential and commercial properties from portfolio
The Berlin-based investor and transaction specialist JUNIQO Invest GmbH has purchased a total of 60 residential units with a total area of more than 3,800 square meters in its home market in Berlin-Kreuzberg and in Fehrbellin, which is close to the city, thus further expanding its Berlin portfolio. The buildings are fully leased and in a well-maintained condition. All properties are intended for the company’s own portfolio.
The residential building in Berlin-Kreuzberg is a Wilhelminian-style building dating from 1903 in the Bergmannkiez district. The building comprises a total of 36 units with a mix of 1- to 4-room apartments. “With the current new investment in our home market Berlin, we are further expanding the capital city portfolio. The first investment in the surrounding area of Berlin is new, in Fehrbellin. Once again, we have thus been able to acquire attractive properties for us directly from the owner thanks to our good network. Further purchases in Berlin and the surrounding area will follow shortly. “, explains Nino Nowack, managing director and founder of JUNIQO Invest.
In addition, JUNIQO starts with the sale of two predominantly commercial residential and commercial buildings in Berlin-Kaulsdorf and Berlin-Altglienicke. The fully leased properties were built in 1997 and 1998 and have 44 units with 25 parking spaces. The sales volume amounts to around 12.6 million euros.
“With around 1,200 units now in our portfolio, we are a fast-growing company in the Berlin residential real estate market. In doing so, we focus on investments in affordable housing. In addition to Berlin and its environs, however, we are also increasingly active throughout Germany. Regardless of location, our focus is on buildings with good substance and a stable tenant base. After all, our goal is to build a portfolio that retains its value,” says Nowack.
