JUNIQO Invest announces full occupancy of the first commercial property

Commercial property in Berlin-Lichtenberg successfully revitalised

Berlin-based investor and transaction specialist JUNIQO Invest GmbH reports long-term full occupancy following the expansion and repositioning of its first commercial property in Berlin-Lichtenberg.

The property was acquired by JUNIQO in November 2021 for its own portfolio. It is the first commercial property for the residential real estate specialist and has thus opened up a new business segment. Further investments, especially in Berlin commercial properties, are to follow.

Ten-year leases have now been signed with a marketing agency and an engineering firm for the completely revitalised office space. The units have been converted into lofts with raw concrete ceilings, polished screed floors and new air-conditioning technology.

In addition, the roof area is to be leased to a solar energy system operator at the beginning of 2023, so that the tenants will benefit from a significantly lower energy price compared to the basic energy supplier. In terms of sustainability, this measure will save around 48 tonnes of CO2 per year. Tenants’ energy costs will be reduced by about 30 %.

Completed in 1996, the six-storey building has around 3,900 square metres of rental space and 22 underground parking spaces.

The Berlin district of Lichtenberg is located east of the city centre and is part of the new metropolitan area “Berlin Eastside”. At 1,200 hectares, this area is the largest contiguous commercial area with fully developed plots, commercial and office space and logistics areas in Berlin.

“The repositioning of our first commercial property went ahead quickly and at the same time we were able to carry out the development according to the wishes of the future users together with two long-term tenants. Especially in economically turbulent times, we are noticing a significant increase in quality requirements and, in view of the energy cost increases, modern technical equipment with a low ancillary cost profile is particularly in demand,” explains Nino Nowack, Managing Director and founder of JUNIQO Invest.

JUNIQO Invest specialises in the management and structuring of real estate transactions. For purchases, the focus is on residential and commercial properties as well as project developments with a volume of up to 50 million euros for the company’s own portfolio. Geographically, JUNIQO Invest concentrates on Berlin, Leipzig and other central locations in large and medium-sized German cities.
