JUNIQO Invest Invests 7 Million Euros in Its Own Residential Portfolio in Eschenbach/Bavaria

Transaction Specialist Develops Residential Complex to Low-Energy Efficiency Standard and Revitalizes Dilapidated “Problem Child” with 52 Units

Berlin-based transaction specialist and asset manager JUNIQO Invest GmbH has invested approximately 7 million euros in the comprehensive modernization of its own residential holdings in Eschenbach (Upper Palatinate) over the past years. The long-neglected complex on Stirnbergstraße was thoroughly refurbished and transformed into a modern residential quarter with 52 units across approximately 3,000 square meters of rental space.

Originally built in the early 1960s, the seven residential buildings on Stirnbergstraße had long been regarded as a problem property: outdated coal stoves, dilapidated heating systems, leaky windows, and a neglected outdoor area characterized the condition of the complex. In 2020, JUNIQO Invest, together with a Bavarian investor, acquired the entire site and, in close coordination with the city of Eschenbach, initiated an ambitious renovation project.

The renovation included an energy efficiency upgrade to the KfW Efficiency House 70 standard and a complete redesign of the floor plans into space-efficient one- to four-room apartments, with living areas ranging from 30 to 80 square meters. Large window fronts ensure ample daylight, and all units feature either balconies or direct access to gardens. New green spaces and parking areas for residents were also created behind the buildings.

“This project truly challenged us,” says Nino Nowack, Managing Director and Founder of JUNIQO Invest. “The COVID-19 pandemic, the war in Ukraine, and the resulting sharp increases in raw material prices continuously drove up the complexity and cost of the project. Nevertheless, we are proud to have transformed a dilapidated property into a showcase project. The close cooperation with the city of Eschenbach played a key role in this success. This project shows how positive outcomes can be achieved when working hand in hand with policymakers and the responsible authorities in a constructive and solution-oriented manner, even in times of crisis. Together, we decided against demolition and in favor of sustainable revitalization. This is a clear statement in support of sustainable development of existing properties.”

With the completion of the Stirnberg residential quarter, JUNIQO Invest reaffirms its strategy of investing purposefully in its own portfolio and continuously enhancing its value.

JUNIQO Invest was founded around five years ago and has experienced dynamic growth ever since. In addition to its home market of Berlin, JUNIQO is also active in Bavaria, Saxony-Anhalt, and Saxony.
