JUNIQO Invest buys 60 residential units and expands Berlin portfolioo

Investment specialist additionally launches first sale of two residential and commercial properties from portfolio

The Berlin-based investor and transaction specialist JUNIQO Invest GmbH has purchased a total of 60 residential units with a total area of more than 3,800 square meters in its home market in Berlin-Kreuzberg and in Fehrbellin, which is close to the city, thus further expanding its Berlin portfolio. The buildings are fully leased and in a well-maintained condition. All properties are intended for the company’s own portfolio.

The residential building in Berlin-Kreuzberg is a Wilhelminian-style building dating from 1903 in the Bergmannkiez district. The building comprises a total of 36 units with a mix of 1- to 4-room apartments. In perspective, the property offers the possibility of creating a further four apartments with around 380 square meters by converting the attic.

The residential building in Fehrbellin, Brandenburg, dates from 1980 and has 24 units with functional 2- to 4-room apartments. Renovation of the facade is planned here in the near future. The property is located at Promenade 27-29. Fehrbellin has about 9,000 inhabitants and is situated northwest of the Berlin city limits not far from Neuruppin. The small town is only about a 30-minute drive from the German capital.

“With the current new investment in our home market Berlin, we are further expanding the capital city portfolio. The first investment in the surrounding area of Berlin is new, in Fehrbellin. Once again, we have thus been able to acquire attractive properties for us directly from the owner thanks to our good network. Further purchases in Berlin and the surrounding area will follow shortly. “, explains Nino Nowack, managing director and founder of JUNIQO Invest.

In addition, JUNIQO starts with the sale of two predominantly commercial residential and commercial buildings in Berlin-Kaulsdorf and Berlin-Altglienicke. Both properties were developed by JUNIQO in the past years. In the process, long-term vacancies were completely eliminated and long-term commercial leases were concluded. The fully leased properties were built in 1997 and 1998 and have 44 units with 25 parking spaces. The sales volume amounts to around 12.6 million euros.

“With around 1,200 units now in our portfolio, we are a fast-growing company in the Berlin residential real estate market. In doing so, we focus on investments in affordable housing. In addition to Berlin and its environs, however, we are also increasingly active throughout Germany. Regardless of location, our focus is on buildings with good substance and a stable tenant base. After all, our goal is to build a portfolio that retains its value,” says Nowack.

JUNIQO Invest specializes in managing and structuring real estate transactions. For purchases, the focus is on residential and commercial properties as well as project developments with a volume of up to 50 million euros for the company’s own portfolio. Geographically, JUNIQO Invest concentrates on Berlin, Leipzig and other central locations in large and medium-sized German cities.
