Structural vacancy became living space again. On Paulstraße, we revitalised a distressed period building. Naturally lit lower-ground-floor areas added housing, while former commercial spaces extend family apartments. Balconies and a lift improve everyday life, preserving the building’s character.

Three years of work gave a neglected building a new future. Energy upgrades and the conversion of office space into a family home create contemporary housing within the existing structure. A replanted garden offers a retreat, while established neighbourhood life remains part of the building.

Preserve rather than demolish: together with the town of Eschenbach, we transformed a neglected residential complex into a contemporary neighbourhood. Bright homes with balconies or garden access and new green spaces improve residents’ quality of life and give the existing buildings a long-term future.

In the heart of Berlin, a period building needed a fresh start. The property at Paulstraße 21a was distressed and affected by structural vacancy. JUNIQO comprehensively revitalised “Am Bellevue”, combining the recovery of unused space with energy upgrades while preserving a piece of the city’s historic fabric.
The building was refurbished to the KfW 70 energy-efficiency standard. Mineral-wool insulation and triple-glazed windows improve its energy performance, while district heating replaces the former individual gas heating systems and stoves. New water, heating and electrical installations provide a modern technical foundation for the building’s continued use.
Three new attic apartments and converted lower-ground-floor areas with improved natural light create additional living space within the existing building. Former commercial areas were incorporated into family apartments, giving them more room. Courtyard balconies extend living space outdoors, and a new lift makes the apartments easier to access.
Renewal was not meant to erase the building’s character. Historic staircase features were restored and period-appropriate facade and ceiling plasterwork was added. “Am Bellevue” brings together improved energy performance, more space for living and the preservation of its late-19th-century architectural character.

Coal stoves, draughty windows and neglected outdoor areas: the seven early-1960s residential buildings on Stirnbergstraße had long been a concern for Eschenbach. Together with a Bavarian investor, JUNIQO acquired the property and worked closely with the town to develop a new future for the neighbourhood. The joint decision against demolition put the preservation and improvement of the existing buildings at the heart of the project.
Around seven million euros were invested over several years in comprehensive modernisation. The upgrade to the KfW 70 energy-efficiency standard combines the retention of the buildings with contemporary living quality. Redesigned layouts provide space-efficient one- to four-room apartments ranging from 30 to 80 square metres. Large windows bring daylight into the homes, and every apartment has a balcony or direct garden access.
The surroundings were redesigned too. Green spaces and parking were created behind the buildings. Where neglect once defined the setting, usable outdoor areas now complement residents’ everyday lives. The renewal extends beyond the buildings to improve the neighbourhood as a whole.
The pandemic and sharply rising material prices posed significant challenges. Constructive cooperation with the town and the relevant authorities helped bring the revitalisation to completion despite these obstacles. The result reflects a long-term approach to existing housing: preserve the buildings, improve their energy performance and make them welcoming places to live again.

Three years of work went into revitalising Schmiljanstraße 25. The starting point was a severely neglected mixed-use property, classified as a “Worst Performing Building” under the KfW funding framework. JUNIQO comprehensively refurbished the existing building, giving it a long-term future as a contemporary place to live and an active part of Friedenau.
The technical renewal reaches deep into the building. Extensively renewed building services, mineral-wool facade insulation and new triple-glazed windows combine the preservation of the existing structure with modern comfort and improved energy performance. A combined heat and power unit, supported by a peak-load boiler, supplies heating and hot water.
Two new attic apartments and the conversion of office space into a spacious family home add housing within the existing building. Underfloor heating, a terrace and rooftop terraces enhance the living spaces. The replanted garden brings greenery into the dense urban setting and offers an outdoor retreat – room to breathe in the heart of the neighbourhood.
The building’s future also means preserving what already belongs here. Targeted alterations enabled the established restaurant to remain as a long-term commercial tenant. The revitalisation brings together energy improvements, additional housing and established neighbourhood life: the building is renewed while its local connections remain.
