OBERPFALZ

Residential property in Oberpfalz

ESG in Practice

Coal stoves, draughty windows and neglected outdoor areas: the seven early-1960s residential buildings on Stirnbergstraße had long been a concern for Eschenbach. Together with a Bavarian investor, JUNIQO acquired the property and worked closely with the town to develop a new future for the neighbourhood. The joint decision against demolition put the preservation and improvement of the existing buildings at the heart of the project.

Around seven million euros were invested over several years in comprehensive modernisation. The upgrade to the KfW 70 energy-efficiency standard combines the retention of the buildings with contemporary living quality. Redesigned layouts provide space-efficient one- to four-room apartments ranging from 30 to 80 square metres. Large windows bring daylight into the homes, and every apartment has a balcony or direct garden access.

The surroundings were redesigned too. Green spaces and parking were created behind the buildings. Where neglect once defined the setting, usable outdoor areas now complement residents’ everyday lives. The renewal extends beyond the buildings to improve the neighbourhood as a whole.

The pandemic and sharply rising material prices posed significant challenges. Constructive cooperation with the town and the relevant authorities helped bring the revitalisation to completion despite these obstacles. The result reflects a long-term approach to existing housing: preserve the buildings, improve their energy performance and make them welcoming places to live again.
