BERLIN — TIERGARTEN

Period building facade with balconies in Berlin-Tiergarten

ESG in Practice

In the heart of Berlin, a period building needed a fresh start. The property at Paulstraße 21a was distressed and affected by structural vacancy. JUNIQO comprehensively revitalised “Am Bellevue”, combining the recovery of unused space with energy upgrades while preserving a piece of the city’s historic fabric.

The building was refurbished to the KfW 70 energy-efficiency standard. Mineral-wool insulation and triple-glazed windows improve its energy performance, while district heating replaces the former individual gas heating systems and stoves. New water, heating and electrical installations provide a modern technical foundation for the building’s continued use.

Three new attic apartments and converted lower-ground-floor areas with improved natural light create additional living space within the existing building. Former commercial areas were incorporated into family apartments, giving them more room. Courtyard balconies extend living space outdoors, and a new lift makes the apartments easier to access.

Renewal was not meant to erase the building’s character. Historic staircase features were restored and period-appropriate facade and ceiling plasterwork was added. “Am Bellevue” brings together improved energy performance, more space for living and the preservation of its late-19th-century architectural character.
